Town of Stratham, NH Planning Board
The Town of Stratham, Planning Board will conduct a Public Hearing on Wednesday, July 16, 2008 at 7:00 p.m., at the Stratham Town Hall, 10 Bunker Hill Avenue, Stratham, NH to consider the following:

Federico and Charles (Chuck) Grassie, Town Planner
Mr. Grassie spoke to the board regarding the letter from Lindt & Sprungli. The letter was updating the board on the Phase I and Phase II of the project. The board and Mr. Grassie briefly discussed that status.
Mr. Grassie spoke to the board regarding the letter from Nissan of Stratham. Nissan understands that Market Basket will be responsible for constructing a roadway. Mr. Grassie stated they know approximately where the road will be coming out from Market Basket. They are in the process of working out agreements for the construction when Market Basket comes back before the board in the middle of August.
Mr. Grassie gave each board member a packet regarding Inclusionary-Zoning Housing. The new law takes effect next July to meet the requirements of changing the zoning. Mr. Grassie stated there would be a number of changes the board will have to do over the next 12 months. One of which is at least 50.1% of land that is made available for residential housing has to be made available for work force affordable housing. One way to do that is adopt an Inclusionary Housing Regulation. Inclusionary Housing is if someone comes in to do a development a certain percentage of the units are required to be work force affordable. The other recommendation is that the Town cleans up their accessory apartment regulations. Mr. Grassie also stated the board has to make some sort of provision for multi family in the regulations. Multi family meaning more than 5 units.
Work force housing units have to look the same as the other buildings. You cannot have four units and then have the fifth unit be a trailer and say that is the affordable unit.
